I feel lucky with mine. It's pretty cheap, and mostly manages common area maintenance like lawn service, pond treatment, and pathing infrastructure. They've also gone to city hall to ask for services like repairing the streets.
A neighbor checked in to see if they could put solar panels up, and they basically responded with a "thanks for checking in, but why would we care?".
I'm guessing all of it is possible because it's not backed by a Corp, the community is small, and somehow nobody has tried to seize the power of the org. So very very rare circumstances, but it can be done.
